The purpose of our Advisory division is to ensure that every decision our clients make is grounded in rigorous analysis, honest market intelligence, and a clear-eyed assessment of risk.
We do not advise on every market. We do not pretend to know every asset class. Our advisory practice is concentrated deliberately: Atlanta and adjacent Sun Belt markets, across the asset classes in our $100M investment plan. This concentration is a deliberate feature. The depth of local intelligence we bring to our advisory relationships is only possible because we are continuously active investors in the same markets and asset classes we advise on.

We run the conservative scenario first. If the deal only looks compelling in the upside case, we say so. Our advisory clients receive the full range of outcomes — including the ones that are less comfortable to present.
We are active investors in the markets we advise on. Our intelligence comes from deals executed, contractors engaged, property managers evaluated, and submarkets monitored — not from reading the same research reports our clients can access independently.
We do not advise clients into deals that generate fees for us at the expense of their investment objectives. Our advisory relationship is built on a simple alignment: our long-term relationship depends on your investment performance.
We recommend leverage structures that protect investors through market cycles. A deal that requires aggressive debt to generate acceptable returns is a deal with insufficient margin of safety. We will say this clearly, even when it means recommending a smaller position.
Every advisory recommendation comes with a clear rationale, the assumptions behind it, the risks it carries, and the conditions under which we would change our view. We do not hedge our advice into meaninglessness.
