Meet the Team: How Steve Ford’s In-House Divisions Work Together
One of the questions we hear most often from new investors is what makes Steve Ford different from a typical real estate investment firm. The honest answer is structural: we operate as an integrated enterprise across seven specialized divisions, plus our Corporate World subsidiary, rather than outsourcing each function to a different outside vendor.
Our Brokerage and Acquisition teams identify and source opportunities, working closely with Asset Management to ensure every deal that moves forward fits a business plan that’s realistic to execute, not just attractive on paper. Development and Improvement & Maintenance handle the physical execution side — from ground-up construction to ongoing property upkeep — with in-house crews and oversight rather than relying entirely on third-party contractors for critical work.
Corporate World, our accounting, tax, and business-services subsidiary, supports both the enterprise itself and our investors directly, particularly international investors navigating U.S. tax and entity structuring for the first time. Luxury Homes operates alongside our core residential and commercial platforms, serving buyers and investors seeking premium, higher-touch opportunities.
The advantage of this structure is coordination. When acquisition, construction, management, and reporting all sit under one roof, information moves faster, accountability is clearer, and investors get a single, consistent point of contact rather than being shuttled between disconnected vendors at each stage of an investment. That integration is not a marketing point for us — it’s the operating model behind every investment we bring to our investors.
