Essential Retail vs. Discretionary Retail: Which Tenants Survive E-Commerce
The phrase ‘retail apocalypse’ is one of the most misleading simplifications in real estate commentary. Retail real estate has not collapsed — it has bifurcated. The retail that competes directly with e-commerce for discretionary spending — department stores, enclosed malls, fashion specialty chains — faces genuine structural headwinds. The retail that cannot be replaced by clicking a button — grocery, pharmacy, healthcare, quick service restaurants, dollar stores, auto service — is performing better than at almost any point in modern retail history.
The investor who understands this distinction has a significant advantage in evaluating retail real estate. The question is never ‘is this retail?’ The question is ‘can this tenant’s product or service be fulfilled by Amazon?’ If the answer is no — if it requires physical presence, immediate consumption, or professional service delivery — the retail is structurally defensible.
